21.     (a)  No  plot  provided as a single unit  in  the  layout scheme  or  plots sanctioned under Direction No. 3 shall  be  sub-divided to include more than one building.

 In case of plots above 250.84 Sq.m. and upto 752.51 Sq.m. single  storeyed  ancillary  buildings for  garages  only  may  be permitted.

 In  case  of  plots above  752.51  Sq.m.  single-storeyed ancillary  buildings  for  garages and servants  quarters  may  be permitted.

 Such a garage shall be used for parking vehicle only and for no other purpose.

 The ancillary structures shall not materially affect  the light and ventilation of any room in the main building.

 (b) In case of the Light Industry Area, Godowns area, the ancillary buildings for Chowkidars quarters may be permitted as under:

  (i)   One quarter per plot for a plot size upto   1254.19 Sq.m.

 (ii)  Two  quarter per plot for a plot size upto  2500.38 Sq.m.

(iii)  One additional quarter per plot for every  1672.25  Sq.m. or a part thereof.

Note :-

(1)  For the purpose of this rule, fractions of the  Area  less than 836.13 Sq.m. to be ignored.

(2)  The plinth area per quarter shall not  exceed  51.10 Sq.m.

 (c)  In case of plots in Manufacturing area,  residential quarters for the staff working may be permitted as under :

 (i)    No  side  of  such  plot  shall  be   less  than 18.29 Sq.m.

(ii)  The location of such residential plots will be  in the direction of breeze as far as possible, with a separate access from the public road.

(iii)  The building to be built on such plot shall not  be used for any purpose other than residential and shall be at  least 30.48m. away from any factory.

(iv) The buildings in such residential plot shall be provided with a minimum  open space of 4.57m on all sides except  the side facing  the road where it shall be 9.14m. In case  of  individual quarters, the distance between two adjacent quarters shall not be less than 9.14m.

(v) The built up area shall be :-

 (a) 33% of the area for plots having an area above 752.51 Sq.m.

(b) 40% of the area for plots having an area above 501.68 Sq.m. but not exceeding 752.50 Sq.m.

 (vi) No building shall exceed more than 3 floors,  i.e., ground  and two upper floors, the maximum height of the  building being  limited to 12.19m. from the crown of the approach  leading to buildings.

 

22.   (a) The maximum height of masonry boundary wall in front rear  and sides of the plots shall be 1.83m. above the center  of the adjacent street in the Light Industries and Godowns Areas and 2.29m. in the Manufacturing Area.

(b) Maximum height of rear court yard walls in case of  a plot  in  Triangular  piece  of  land  North  of  Khanna   Market, Sardarganj, reserved for Godowns, Light Industries and Meat Market shall be 2.74m. from the ground level.

 23) “Factories and buildings of the warehouses :- Every room in such building shall be lighted and ventilated by sufficient number of windows, ventilators and sky lights exclusive of doors having clear opening not less than 1/7th of the floor area abutting on open air space of width not less than 1/3rd of the height of the part of the building abutting such open spaces.

Provided that this requirement may be relaxed if artificial lighting and ventilation are installed to the satisfaction of the Competent Authority.”

24.(a)  Every  plot in the Light Industry Area  and  Godowns area  and  Manufacturing area shall be provided  with  the  Toilet facilities as under :

 FOR BUILDINGS OF FACTORY CLASS

Water Closet :- One for 40 persons of each sex, or part thereof.

Urinals :- One for 100 persons of each sex, or part thereof.

Washing place :- 3.72 Sq.m. with one tap for 100 persons of  each sex, or part thereof.

 

FOR BUILDINGS OF WAREHOUSE CLASS

Water Closet:- One for 50 persons of each sex, or part thereof.

Additional at the rate of one for 70 persons of each sex, or part thereof.

Urinals  and  washing  places :- Same as  for  buildings  of Factory class.

 

     For the purpose of determining the No. of water  closets, urinals  and washing places, every 9.29 Sq.m. of the  gross  floor space  in the factory type building, and every 27.87 Sq.m. of  the gross floor space in the warehouses type building, shall be deemed to be occupied by one person.

 (ii)  Separate toilet facilities shall be provided  for  each sex,  and the number of fittings will be based upon  the  maximum number of persons of the sex employed in any such building.

(iii) Such toilet facilities shall be provided with signs plainly indicating the sex for whom they are meant.

 (b)  The triangular piece of land, North of  Khanna  Market, Sardarganj,  reserved  for Godownws, Light  Industries  and  Meat Market shall be provided with public toilet facilities as under :

 FOR MALES

Minimum two Water-closets, Six Urinals and One Water-Tap.

FOR FEMALES

Minimum Two Water-closets and One Water-Tap.

 25. TREE PLANTATION

While applying for development permission, at the rate of 1 tree for every 100sqmts of building unit, shall have to be shown on the site plan/ layout plan.

The tree shall have to be guarded by the tree guards and shall be maintained.

 (i) WATER HARVESTING

The applicant shall provide proper arrangements for harvesting and collection of rain water which is to be connected either to a under ground water tank or tube/ percolation wells.

 

26. The  basement or a cellar may be provided below  the  ground floor of a building in Business Center  D.C. 2 & 3 and Offices Area as under:

(i)  The  area  shall not exceed the floor  area  of  the ground floor.

(ii) The height of basement shall not be less than 2.44m. from the floor to the bottom of deepest beam.

 

27.  The total height of the different floors of a building in Business CenterD.C. 2 & 3 and Offices Area shall be as under:

 (i)  Total  height  of the ground floor, where  the  basement  is provided,  shall be 1.22m. upto plinth level above crown  of  the road in front and 3.05m. from the plinth to the top of 1st  floor level.

 (ii) Where the basement is not provided the plinth height shall  be  0.61m. above the crown of the road in  front,  and  the height  of ground floor above plinth level shall be 3.66m. to  the top of the 1st floor level.

 (iii) The height of the other floors shall be 3.05m. from top  to top of each floor.

 28. Deleted.

29. The  heights of the different floors of the buildings  in the composite Zone shall be as follows :

 

Arcade pavement.                         +  0.15m above crown of road.

Ground floor level (Shops).          +  0.46m       -Do-

First floor level (Offices).           +  3.96m       -Do-

Second floor level (Residences).  +  7.32m       -Do-

Terrace level.                               +  10.67m      -Do-

30.   The  elevation  of the top (which  is  also  called  the reduced  level  of the top) of buildings and installations  to  be constructed within the neighborhood of Kandla Aerodrome shall  be within the limits indicated in the table below :

31. (a)  Where  sewer  lines  are laid,  the  owners  of  the residential  buildings  shall install flush latrines  and  connect them to sewer – within a period not exceeding two years.

(b) Where sewer cannot be provided immediately, the owner shall  construct   water  borne  latrine  and   make   arrangements   for  septic tank  for  the interim period.  Under  no  circumstances, bucket  type latrines shall be allowed to be constructed  in  any new buildings.

32. Any  of the following shall not be established in  multi-storeyed,  Shopping-cum-Residential Units  or  Shopping-cum-Office Units :

 (a)  Floor Mills, Mechanical Workshops, Printing  Presses etc.   which  tend  to  create  noise-nuisance  due  to   constant vibrations.

 (b)  Bakeries  with ovens, foundries Tee-plants  etc.  which tend to radiate excessive heat or cold.

 (c)  Shops  or Godowns storing crackers,  explosives.  Coal, Fire-wood, Kerosene etc. which tend to cause fire-hazard.

 (d)  Even  in single storeyed Shopping units,  the  shops containing the above type of business, shall be segregated in rows detached  from  the  shops containing Businesses  other  than  the above.

 33.  In an exceptional case, any of the conditions and requirements   laid   down   under   these   Directions   may   be relaxed/waived.

These Directions will take effect from the date of their publication in the Official Gazette.

All  the  figures  in British  System  appearing  in  the Gandhidham  (Development  &  control  on  Erection  of  Buildings) Directions,  1960 are converted into their equivalent  figures  in Metric  System on the basis of figures given in  Indian  Standard Conversion Factors & Conversion Tables No. 15 786-1967.

 

Decision taken in 93rd meeting of G.D.A. held on 27.10.97.   

It was decided that shops, offices, godowns etc. (commercial activities) which create nuisance, should not be allowed in buildings on residential plots; however there is no objection to allow private hospitals which are

private cum service oriented purpose and   there being no separate provision for private hospitals   in   layout   plan, religious activities   etc.   in residential premises and such change of user on any floor may  be allowed  in buildings on residential plots taking charges as  per Directions issued by GDA.
